Double Delight as Two Enter Matrix

The Matrix Park success story is continuing to defy the property slump with two new occupiers signing up to the Chorley scheme.

An undisclosed pension fund has acquired Dawson House, an 825 sq m (8,880 sq ft) Grade A office facility, in a private deal. As yet the new occupier has not been confirmed, although rumours are circulating that the UK’s leading business telecoms provider, Elitetele.com plc will be opening a new head office at the building situated at the gateway to Matrix Park. .

Just one purpose built 230 sq m (2,430 sq ft) office facility remains on plot 1200, however, five acres across plots 1400 and 1500 are available for development. Planning has been obtained for a 4,075 sq m (43,863 sq ft) landmark office building on plot 1500 which lies at the junction of Dawson Road and Wigan Road.

In a further deal, the final unit at Binary Court - Matrix Park’s industrial and distribution scheme - has been purchased by NIS Holdings. The 718 sq m (7,729 sq ft) unit has been snapped up as part of the company's expansion programme which already operates from unit B. Other occupiers on the phase include Bicycle components wholesaler, Bob Elliott & Co, Direct Heating Spares Ltd, PM Autobody, I-Care UK, AK Stainless, Direct Displays and Exhibitions Ltd and Craig Specialist Services Ltd.

New Office Opportunity at Matrix Park

Dawson House, a 825 sq m (8,880 sq ft NIA) office building has completed at Matrix Park in Chorley.

Offering Grade A accommodation, the two storey building is ideal for a head quarters or other mid size requirements. Alternatively, it can be split into four individual office suites, each comprising 206 sq m (2,220 sq ft). Both options are available on a leasehold or freehold basis.

Units at Binary Court Selling like Hot Cakes

A spate of recent deals totalling 2,019 sq m (21,733 sq ft) of industrial and distribution space have been secured at Binary Court in Chorley.

Bicycle components wholesaler, Bob Elliott & Co has bought unit C4, having relocated from Ince in Makerfield to a 854 sq m (9,189 sq ft) warehouse at the scheme on Matrix Park. Meanwhile, Direct Heating Spares Ltd of Leyland has bought unit D4, also comprising 854 sq m (9,189 sq ft). Both buildings were sold for undisclosed sums.

In a further deal, unit C3 has been purchased by Chorley based, PM Autobody. The vehicle spray painting operation, which was looking to upgrade its accommodation, has bought the 312 sq m (3,355 sq ft) building for £290,000.

Matrix Park Signs Up More Occupiers

A raft of deals have been secured at Matrix Park in Chorley. Almost 2,323 sq m (25,000 sq ft) of industrial and warehouse space has been sold at Binary Court, the latest speculative phase within the mixed use scheme which forms part of the massive 202 hectare (500 acre) Buckshaw Village project.

Specialist metal cutting company, AK Stainless has moved into a 1,394 sq m (15,000 sq ft) building, while Direct Displays and Exhibitions Ltd has taken D3, comprising 303 sq m (3,260 sq ft). Garage workshop equipment supplier, Craig Specialist Services Ltd has purchased D2, a unit of the same size and the contract on C2 has been agreed with the new owner who is expected to move into the 303 sq m (3,260 sq ft) unit in February 2008. There is significant interest in units C1, C3 and C4, leaving only D1 and D4 available to let or purchase on the scheme located one mile from junction 28 of the M6 and three miles from junction 8 of the M61.
