THE go-ahead has been given for a second speculative phase of offices at Matrix Park following the sell-out of phase one.

Plot 1200 will feature high specification office accommodation in an effective strategic location, at Buckshaw Village, just a mile from junction 28 of the M6 and three miles from junction 8 of the M61, between Chorley and Leyland.

The speculative offices will accommodate both freehold and leasehold requirements of between 2,400 sq ft and 10,000 sq ft with construction set to begin in August.

The versatile venture also has further land available to accommodate design and build requirements of any size up to 100,000 sq ft in landmark positions at the entrance to Matrix Park and the wider Buckshaw Village development.

Adrian Lewis, development director for Redrow's Northern region, says: 'The phenomenal success of the first phase and the current market demand for speculatively built offices has prompted us to forge ahead with plot 1200. We've already had strong interest in pre-sales from local companies and we're currently discussing their requirements.

'Matrix Office Park is a tremendous location with major commuter routes on the doorstep, close to the amenities of both Chorley and Leyland, and a stone's throw from the quality residential homes of Buckshaw Village. The new phase of speculatively built offices is another opportunity to own or lease a purpose built office in this superb environment.'

From the first phase, plot 1100, Prestley Properties acquired building 'C', a terrace of office accommodation. The company has taken-up the 6,500 sq ft office building, which is now occupied by Lea Hough chartered surveyors, JR Book consultant engineers and Redrow's northern region operations.

In a move that fully endorses their own product, Redrow's Northern Regional operation secured a five-year lease from Prestley Properties on 2,400 sq ft.

In addition Redrow Homes (Lancashire) has relocated to Matrix Park to occupy the 10,000 sq ft building 'A' within plot 1100.

Leyland based Speed Medical Examination Services acquired the final unit (6,618 sq ft) in the first speculatively built phase.
